Trail was definitely muddy but it was easy to navigate. To get to the trail is a little bit of a steep downgrade with lots of rocks but once on the trail itself it is a straight path. There isn't much of a ghost town left but we did see some old foundations. We happened to explore all the side trails and found a beautiful area with a waterfall along the carbon river about a mile in.
